The Short Version

What You Need to Know in 30 Seconds

  • A typical home in Simcoe County is selling for about 7% less than a year ago.
  • You may hear prices are down only 3%. That is the average sale price, and it looks better than reality because fewer lower-priced homes sold in September.
  • 611 homes sold in September, about 16% fewer than a year ago. Buyers have more choice and more room to negotiate.
  • Homes are still selling. Across the county they sold for 96% of the asking price, in about six and a half weeks on average.
  • Barrie and Orillia are moving fastest. In Tiny and Ramara, homes are taking much longer to sell, so sellers there should plan for a longer timeline.
  • The Bank of Canada makes its next interest rate decision on 28 October.

Where the Market Stood in September

September was the weakest month for sales in Simcoe County this year. There were 611 sales, down 15.8 per cent from the 726 recorded in September 2025. New listings fell 13.8 per cent to 2,147 and the number of homes for sale fell 5.2 per cent to 4,305 (Toronto Regional Real Estate Board [TRREB], 2026). Sales dropped faster than the number of homes for sale, which leaves buyers with more to choose from and more room to negotiate.

Now the part that needs care. The average sale price was $768,850, down 2.9 per cent from a year ago. The typical home value, which TRREB measures with the MLS® Home Price Index by following the price of a similar home over time, was $762,300, down 7.21 per cent (TRREB, 2026). Those two numbers describe the same market and they are 4.3 points apart.

In August the two numbers were almost identical. A month later the gap is ten times wider, and the average is the one that looks better. The typical home value is the one to believe. Fewer lower-priced homes sold in September, and that pulls the average up without any home actually selling for more. Condo apartment sales fell 35.3 per cent and detached sales in the City of Barrie fell 28.2 per cent, both from a year ago.

Detached homes were 465 of the 611 sales, at an average of $831,977, down 1.7 per cent (TRREB, 2026). The typical detached home value was $798,200, down 6.76 per cent, and the typical condo apartment value was down 13.73 per cent.

Across the county, homes sold for an average of 96 per cent of their asking price and took an average of 46 days to sell, two days longer than a year ago. There were 6.3 months of supply, meaning that at the current pace of sales it would take about six months to sell every home listed (TRREB, 2026).

Most municipalities in this table record only a few sales in a month. Penetanguishene recorded seven in September and Ramara nine, so a single month's average price there depends on which homes happened to sell. Months of supply and sale price compared with asking are steadier at that scale.

Muskoka and Cottage Country

Muskoka is not part of TRREB's Simcoe County report, so it has to be sourced separately. In the third quarter, 187 detached waterfront properties sold across Muskoka, down 7 per cent from a year earlier. The median price for the quarter was about $1.24 million, up 16 per cent, while months of supply rose to 8.2 from 6.9 and only 40 per cent of listings sold, down from 48 per cent (Finding Your Muskoka, 2026b).

Keep the scale in mind. Barrie alone recorded 130 sales in September. Muskoka's entire detached waterfront market recorded 187 across three months.

Financing Update

Rates and Inflation, as at 15 October 2026

The Bank of Canada held its key interest rate at 2.25 per cent on 2 September. Its next decision is on 28 October 2026 (Bank of Canada, 2026b).

Inflation was 3.0 per cent in August, the same as July. In Ontario it was 2.4 per cent. The September figure comes out on 19 October, after this report (Statistics Canada, 2026a).

TRREB said part of September's slowdown came from a recent rise in fixed mortgage rates, and that some buyers are waiting for more certainty on trade with the United States (TRREB, 2026).

Rates are reported here as market information only. Which mortgage suits a particular purchase, renewal or refinance is a question for a licensed mortgage professional. I am registered to trade in real estate, not licensed to advise on mortgages, and I do not give rate advice.

Trade and Tariff Watch

What Trade Means for Housing Here

Trade with the United States reaches housing here in two ways. The first is cost. Canada's counter-tariffs, in effect since 8 September, apply to building materials including plywood, steel and lumber (Department of Finance Canada, 2026). The Residential Construction Council of Ontario estimates they add $9,000 to $14,000 to the cost of building a typical single-detached home in Ontario (Ontario builders brace for significant cost increases, 2026). Over time, higher building costs tend to support the value of existing homes.

The second is confidence. TRREB noted that some buyers are waiting for more certainty on trade before they commit (TRREB, 2026), and that is showing up in September's sales. Locally, Barrie's unemployment rate was 7.1 per cent in August. There is no trade agreement between Canada and the United States as at the date of this report.

Focus Topic

Where Values Held and Where They Fell

Typical home values did not fall evenly across the county. Barrie is down 5.14 per cent, Orillia 5.05 per cent and Oro-Medonte 5.83 per cent. Along Georgian Bay and the Severn corridor they barely moved: Penetanguishene down 0.19 per cent, Midland 0.48, Severn 0.98 and Tiny 1.10 (TRREB, 2026). That is a five-point spread inside one county in one month.

Be careful what you conclude from it. The places where values held steady are also the ones with the most homes for sale and the slowest sales: Tiny at 9.0 months of supply and selling at 92 per cent of asking, Ramara at 11.3 months and an average of 95 days to sell, against Barrie at 5.2 months, 98 per cent of asking and 40 days. A steady value where few homes sell is not the same thing as strength. It often means too few homes are selling to show where prices really are.

The typical home value is what a similar, comparable home would sell for, measured by TRREB's MLS® Home Price Index. It is not an average, so it will not match the average prices above.

Kimberly's Perspective

What I Am Telling My Clients in October

Sales down 15.8 per cent is the number that will get quoted from this month. It tells you how many people bought. It does not tell you what your home is worth, or whether it will sell.

I want to be blunt about the average price. Down 2.9 per cent sounds like a market holding up. It is not. Nobody's home got more valuable in September; fewer lower-priced homes simply sold. The typical home value, down 7.21 per cent, is the honest number.

The flip side is that this is still a working market. Homes are selling for 96 per cent of asking in about six and a half weeks. It is not 2021, and it is not a collapse either.

If you are selling in Barrie or Orillia, homes are still selling in about forty days. Price honestly for a market that is down around five per cent, but there is nothing in these numbers that says wait.

If you are selling on the Bay or in the townships, plan for a longer runway. Tiny has nine months of supply and Ramara over eleven. Price against what has actually sold nearby, and start the conversation about spring now rather than in March.

If you are buying, this is the most choice and negotiating room there has been in a while. The buyers who do well in a month like this already have their financing lined up and know what they want.

On the cottage market, sixty-three Muskoka sales in September is not enough to build a plan on. The supply trend is the better signal, and it says there is time.

If you want the numbers for one specific lake, street or town rather than the county view, that is a short conversation and I am glad to have it.

Frequently Asked Questions

Questions I Am Being Asked This Month

What happened to Simcoe County home prices in September 2026?

It depends on the measure. The average sale price was $768,850, down 2.9 per cent from a year ago, but the typical home value was $762,300, down 7.21 per cent (TRREB, 2026). The typical home value is the more reliable number. The average looked better only because fewer lower-priced homes sold in September.

How many homes sold in Simcoe County in September 2026?

There were 611 sales, down 15.8 per cent from 726 in September 2025. New listings fell 13.8 per cent to 2,147 and active listings fell 5.2 per cent to 4,305 (TRREB, 2026). Sales dropped faster than the number of homes for sale, which left buyers with more choice and more room to negotiate. The county finished the month with 6.3 months of supply, with homes selling for 96 per cent of asking in an average of 46 days.

Which Simcoe County municipalities held their value best in September 2026?

Measured by typical home value, Penetanguishene was down 0.19 per cent, Midland 0.48, Severn 0.98 and Tiny 1.10, while Barrie was down 5.14, Orillia 5.05 and Oro-Medonte 5.83 (TRREB, 2026). That is a five-point spread inside one county. Read it carefully, though: the near-flat municipalities are also the slowest. Tiny had 9.0 months of supply and Ramara 11.3, against 5.2 in Barrie and 4.6 in Orillia. A steady typical home value where few homes sell often means there is too little activity to show a change, rather than strength.

Why do the average price and the typical home value tell different stories?

The typical home value comes from the MLS® Home Price Index, which follows the price of a similar, comparable home over time. The average price is simply the total of all sale prices divided by the number of sales, so it moves whenever a different mix of homes sells. September 2026 in Simcoe County is a clear example: the average rose 3.0 per cent from August while the typical home value fell 1.7 per cent, because fewer lower-priced homes sold (TRREB, 2026). When the two numbers split apart, the difference is the mix of homes sold. When they move together, prices have genuinely changed.

Why do posted mortgage rates and advertised rates differ so much?

They are two different series. Posted rates are the published rates lenders use for qualifying and for calculating prepayment penalties; TRREB's economic indicators panel listed a posted 5-year rate of 6.09 per cent for September 2026 (TRREB, 2026). Advertised rates are what lenders are actually offering; the best advertised 5-year fixed on 15 October 2026 was 4.34 per cent (Ratehub.ca, 2026). Both are accurate for the same month and they are not comparable with each other. Which rate applies to a particular borrower is a question for a licensed mortgage professional.

How many months of supply make a balanced market?

Months of supply is how long it would take to sell every home listed at the current pace of sales. Five to six months is generally treated as balanced. Below that, conditions favour sellers; above it, buyers. Simcoe County as a whole sat at 6.3 months in September, just above balanced, with Orillia at 4.6 and Barrie at 5.2 at one end and Ramara at 11.3 and Tiny at 9.0 at the other (TRREB, 2026). In cottage country, on a twelve-month average, Haliburton was at 7.4 months, Parry Sound at 10.4, Muskoka at 11.6 and Kawartha Lakes at 12.1 (Fincham, 2026). Recreational markets normally carry more inventory than year-round ones, so the comparison that matters most is a market against its own history.
