Are you an investor looking for a real estate agent?

I help investors buy, hold and sell rental and income property across Simcoe County, Georgian Bay and Muskoka. My clients get four private investor tools on callkim.ca. Call Kim to unlock them.

Four tools, available only to my clients

Each one works on the numbers you enter, so you can test a property or a decision before you make it. Your inputs stay on your own screen. The tools give estimates only. They are not financial, investment, tax, legal or mortgage advice.

Income Property Analyzer

Enter the price, rents and costs of a rental and see what it earns after the mortgage.

  • Monthly and yearly cash flow
  • Cap rate and cash-on-cash return
  • Debt coverage and break-even occupancy
  • Cash to close, including Ontario land transfer tax

BRRRR and Renovation Refinance

Plan a buy, renovate, rent and refinance project and see whether the numbers work before you commit.

What is BRRRR? BRRRR (said “burr”) is spelled B-R-R-R-R: one B and four Rs, one letter for each of five steps.
  • BBuy a property that needs work, for less than it would be worth fixed up.
  • RRenovate it to add value.
  • RRent it to a tenant.
  • RRefinance at the new, higher value, which can return some or all of the cash you put in.
  • RRepeat with that cash on the next property.
It works only when the renovation cost, the rent and the lender’s appraisal line up, so each step carries risk.
  • Total cash in, including holding costs
  • Cash back at refinance and cash left in the deal
  • Cash flow and equity after the refinance

Sell or Hold Analyzer

Compare selling a property now with holding it for a few more years.

  • Money in hand after selling costs, mortgage and an estimate of tax
  • Projected position if you hold, including cash flow and mortgage paydown
  • Side by side, over the years you choose

Landlord Toolkit

Ontario rules for landlords, worked out for your unit.

  • Earliest rent increase date and the notice deadline
  • The guideline limit for the year, and which units are exempt
  • Interest owed on a last month’s rent deposit
  • A rental market assessment from Kimberly

An agent who owns rental property too

I own investment property and I am a landlord myself, so I know the work behind the numbers: finding tenants, Ontario’s rent rules, financing a rental and deciding when to sell.

Before real estate I spent more than 25 years in senior corporate leadership, much of it in strategy and partnerships. I bring the same approach to your portfolio: clear numbers, a plan, and straight answers.

What does BRRRR mean?

BRRRR (said “burr”) is spelled B-R-R-R-R, one B and four Rs, one letter for each step: Buy, Renovate, Rent, Refinance, Repeat. An investor buys a property that needs work, renovates it to add value, rents it to a tenant, then refinances based on the higher value to take some or all of their cash back out and put it toward the next property. It depends on the renovation cost, the rent and the lender’s appraisal all lining up, so it carries real risk. The BRRRR tool lets clients test those numbers first.

Do the tools tell me whether to buy or sell?

No. They work out estimates from the numbers you enter, so you can compare options and bring better questions to Kimberly, your accountant and your lender. They are not financial, investment, tax, legal or mortgage advice.

What areas do you work in?

Kimberly is based in Orillia and works across Simcoe County, Georgian Bay and Muskoka, including Orillia, Barrie, Oro-Medonte, Severn, Midland, Penetanguishene, Gravenhurst and Bracebridge. For property outside that area she can refer you to an agent who works there.

The investor tools give estimates from the numbers you enter. They are not financial, investment, tax, legal or mortgage advice and do not predict returns. Before you decide, please consult a qualified professional, such as an accountant, financial advisor, lawyer or licensed mortgage professional.
