What preparation actually makes a difference when selling?

Fixing what buyers will notice, a thorough clean, decluttering, and bright, neutral rooms usually matter more than a large renovation, which often does not return its full cost before a sale. Presentation shapes the listing photos, and the photos shape who books a showing. Gathering documents early helps too: permits for past work, utility costs, septic and well records for rural properties, and any survey. As a certified staging advocate, Kimberly walks through the home with you and suggests changes in order of impact.

How is a listing price set?

A listing price starts with recent comparable sales: similar properties nearby, adjusted for differences in size, condition, lot and, on the water, the quality of the shoreline. Current competition matters as much as past sales, because buyers compare your home with what is for sale today. The strategy then considers timing and the price ranges buyers search within. A price set too high usually means more days on the market and a weaker negotiating position later. The final decision on price is always yours.

What happens when I accept a conditional offer?

A conditional offer becomes a binding agreement once you accept it, but the buyer can end it if a condition, such as financing or a satisfactory inspection, is not met by the agreed date. During that period the listing is usually shown as conditionally sold, and other buyers can still make backup offers. If the buyer fulfils or waives every condition in time, the sale becomes firm. If not, the agreement ends and the deposit is typically returned to the buyer.

What does a seller pay at closing in Ontario?

Sellers usually pay their brokerage's commission plus HST, their own lawyer's fees and disbursements, and the cost of discharging any mortgage, which can include a prepayment penalty if the mortgage term is not finished. Property taxes, utilities and fuel already paid or still owing are adjusted between buyer and seller on closing. Ontario land transfer tax is paid by the buyer, not the seller. Your lawyer prepares a statement of adjustments with the final figures before closing day.

How long does selling take, from preparation to closing?

Most sellers should allow two to four weeks to prepare, photograph and launch a listing, and longer if repairs are needed. Time on the market depends on the property, the price and current conditions, and waterfront often follows a seasonal pattern. Once an offer is accepted, conditions are usually satisfied within one to two weeks, and closing is commonly set 30 to 90 days later, on a date both sides agree.
