The bay and its shorelines

The Township of Georgian Bay, made up of Honey Harbour, MacTier and Port Severn, describes itself as the entrance to Georgian Bay Islands National Park, the Trent-Severn Waterway and the 30,000 Islands (Township of Georgian Bay, n.d.-c). To the south, Tay Township sits on the shores of Georgian Bay with public beaches and parks in Port McNicoll, Victoria Harbour and Waubaushene (Township of Tay, n.d.-c), Midland Harbour is at the southern end of the bay (Town of Midland, n.d.-a), Penetanguishene has waterfront parks along Penetang Harbour (Town of Penetanguishene, n.d.-a), and the Township of Tiny has 70 kilometres of shoreline (Township of Tiny, n.d.-b).

Georgian Bay is a Great Lake water. Its level is not set by a dam: of the Great Lakes, only Lakes Superior and Ontario are regulated by structures (Manninen, 2013). Lake Huron is on the federal schedule of navigable waters (Government of Canada, n.d.-a), and the Severn Sound Environmental Association, a joint municipal service board under the Municipal Act, works with seven member municipalities, including Midland, Penetanguishene, Tiny and Tay (Severn Sound Environmental Association, n.d.).

Which municipality a property sits in also matters day to day: it sets the zoning, issues building permits, and sets the municipal share of property tax. Five municipalities share this shore, each with its own rules.

What to check before you buy on Georgian Bay

Great Lakes waterfront comes with provincial, federal and municipal rules, and water levels that move year to year. These are the questions Kimberly works through with every Georgian Bay buyer, early, before conditions run out.

Where the lot ends

Under Ontario’s Beds of Navigable Waters Act policy, the bed of a navigable water is Crown land unless a Crown grant expressly included it (Ontario Ministry of Natural Resources, n.d.). In the Township of Georgian Bay, many lots also have a 20-metre shore road allowance owned by the Township unless it was bought (Township of Georgian Bay, n.d.-e). Your lawyer, and a surveyor where needed, should confirm what the title includes before you firm up.

Docks, boathouses and shoreline work

A provincial work permit may be needed for a structure in physical contact with more than 15 square metres of shore lands that are Crown land or close to Crown land, and a municipal permit does not replace it (Government of Ontario, 2026). Fisheries and Oceans Canada reviews proposed work near water that may affect fish and fish habitat (Fisheries and Oceans Canada, n.d.), and Transport Canada sets which works need a navigation review (Transport Canada, n.d.). In the Township of Georgian Bay, a building permit also needs an approved zoning certificate (Township of Georgian Bay, n.d.-b).

Water levels year to year

Lake Michigan-Huron, which includes Georgian Bay, had its lowest January monthly mean, 175.57 metres, in 2013 and its highest July monthly mean, 177.46 metres, in 2020, in records since 1918 (Fisheries and Oceans Canada, 2026a, 2026b), and strong winds can raise or lower levels quickly (Fisheries and Oceans Canada, 2026b). Look at dock depth and shoreline at both ends of that range, not only on the day you visit.

Flooding and erosion hazards

Ontario sets the Great Lakes flooding hazard limit at the 100-year flood level plus an allowance for wave effects, and generally directs development to areas outside hazardous lands along Great Lakes shorelines (Ontario Ministry of Municipal Affairs and Housing, 2024). In the Township of Tiny, while its Interim Control By-law remains in effect, beach construction exempt from that by-law needs a survey identifying the 178-metre elevation of Georgian Bay (Township of Tiny, n.d.-a). Ask the municipality how its setbacks apply to the lot.

Water-access property

The Township of Georgian Bay requires 911 signs visible at the end of the driveway or dock (Township of Georgian Bay, n.d.-a), and its large-item waste pick-up is available to residents with water access only (Township of Georgian Bay, n.d.-d). Confirm where you will park, launch and store a boat before you buy.

Septic and water systems

Outside town services, a private septic system and water source come with the property. The Township of Georgian Bay runs mandatory re-inspection areas and discretionary programs (Township of Georgian Bay, n.d.-f), Tiny inspects one area a year on a cycle of about six years (Township of Tiny, n.d.-c), and Tay requires a permit for any new or changed septic system (Township of Tay, n.d.-b). Ask for permit records, and make inspection and water testing part of your conditions.

Islands and parks

Georgian Bay Islands National Park is made up of 63 islands reached by boat only, with its launch point in Honey Harbour; Beausoleil Island is the only one with visitor access and facilities (Parks Canada, n.d.-a). Awenda Provincial Park, in Tiny, covers over 2,900 hectares on the shores of Georgian Bay (Ontario Parks, n.d.).

Launches, docks and beaches

Midland’s Pete Pettersen Boat Launch requires a launch permit (Town of Midland, n.d.-b), and the Midland Harbour Marina is at 165 King Street (Town of Midland, n.d.-a). The Historic Port of Penetanguishene has 100 slips (Town of Penetanguishene, n.d.-b), Tay’s Albert Street Dock is in Victoria Harbour, with permit trailer parking nearby on Albert Street (Township of Tay, n.d.-a), and Tiny’s main public shoreline sites are its five Large Water Township Parks (Township of Tiny, n.d.-b).

Boating and fishing

Lock 45 at Port Severn is the Trent-Severn Waterway’s northern gateway and its smallest lock (Parks Canada, n.d.-b). On Ontario waters, power-driven and electric boats are limited to 10 km/h within 30 metres of shore, with set exceptions (Government of Canada, n.d.-b). Georgian Bay is Fisheries Management Zone 14 (Government of Ontario, n.d.); check the current regulations before you fish.
